                      TAX BILL MESSAGE 2024

The third quarter tax bill was mailed September 10, 2024. The statutory due date for the third quarter tax is August 1. The Borough of Englishtown permits a 10-day grace period per N.J.S.A 54:4-67. The grace period is extended to October 7, as per N.J.S.A. 54:4-66.3d.

Please note, interest charges on payments made after the extended grace period of October 7, will be retroactive to the August 1 statutory due date.

If you receive a tax bill that says “THIS IS NOT A BILL – FOR ADVICE ONLY” and you are responsible for paying your taxes, please use the “for advice only bill” to make your tax payment and notify the Tax Collector at taxcoll@englishtownnj.com., to update your account.

Tax Collection – The Tax Collector’s Office is responsible for collecting Real Estate taxes for all properties in the Borough of Englishtown. Taxes are due on the first of February, May, August and November. There is a 10-day grace period after which interest is applied, calculated at 8% on the first $1,500 past due and 18% for any amount over $1,500. (N.J.S.A. 54:4-67). Properties with delinquent municipal charges totaling over $10,000.00 or more at calendar year end are subject to an additional 6% year-end penalty.

 

PLEASE NOTE:  THE TAX COLLECTOR’S DUTY IS TO COLLECT ALL TAXES DUE IN ACCORDANCE WITH STATE STATUTES.  THE TAX COLLECTOR HAS NO STATUTORY AUTHORITY TO REDUCE TAXES OR WAIVE INTEREST CHARGES.

 

TAX BILLS – Tax bills are mailed once a year in July with four coupons.  New tax bills are not mailed due to a change in ownership.  If you sell your property, make a copy of the bill for your records and give the original bill to the new owner at closing.  If you are a new owner and did not receive the bill at closing, please contact our office or click on pay taxes/utilities to view, print and/or pay the property taxes online.  Failure to receive a tax bill does not exempt the taxpayer from paying taxes or interest that may be due (N.J.S.A. 54:4-64 (3)).  Please read the front and back of your tax bill for important tax information.

 

TAX PAYMENTS – You may make your tax payments by mail, online or in person.  If you require a receipt when paying in person, you must present the entire tax bill with your check.  If you require a receipt by mail, send the entire tax bill with a self addressed, stamped envelope.

Payments must be received in our office on or before the tenth of February, May, August and November.  If the tenth falls on a holiday or weekend, the grace period will be extended to the next business day.  Payments received after 4:00 p.m. on the last day of the grace period will accrue interest charges calculated from the statutory due date.  Postmarks are not accepted.  Please note the Tax Collector is not responsible for delayed or lost mail.

 

CHECK LIST:  There are often times when the tax collector must return checks that are written incorrectly.  These errors cause delays and necessitate interest being charged on late payments.  Please double check the following when filling out your check:

  • Check is made payable to Borough of Englishtown
  • Check has the current date; post dated checks cannot be accepted
  • Check is signed
  • Check numeric amount matches the written amount

Annual Accelerated Tax Sale – The Borough of Englishtown conducts an annual accelerated tax sale in December. Delinquent current year taxes, water, sewer, solid waste and other municipal charges will be sold to the highest bidder in the form of a lien (tax sale). To avoid the tax sale process, all current and delinquent payments must be received in our office on or before November 10. The tax sale process will begin on November 11.

The Tax Assessor’s office is responsible for the valuation and assessment of all real property within Borough limits, calculates the Borough equalization rates and distributes an annual assessment statement to all Borough landowners. This department also certifies tax rates for the Borough to the county.
